Zaanstad

The city of Zaanstad is a part of the Amsterdam Metropolitan Area. The region is functioning as a magnet because of its diverse pallet of different living environments which varies from urban core to rural periphery. Therefore there is a significant pressure in the housing market. To meet the additional demand for housing the city of Zaanstad has to build a significant part of the 300.000 new houses which are needed between now and 2040 in the AMA. We welcome partners to realize these ambitions.

To accommodate this growth:
- New city center of Zaandam: Over a 100 acres, 700 million of investments in a new canal, offices, a cinema, shops and about 2,000 new houses.
- Amsterdam-ZaanIJ Waterfront: Miles and miles of waterfront connect the river Zaan with the river IJ to downtown Amsterdam. This is a huge urban development project with numerous historical industrial sites where we develop about 7,000 new housing units.

The area is located north of the N8 and completely on the west side of Krommenie at the end of Militaireweg. It is in a great location, close to the centre of Krommenie and cycling or walking distance from Krommenie-Assendelft railway station. The nearby A8 motorway provides a good connection to Amsterdam and other major cities. The gross planning area is 12.6 hectares. Most of the sports facilities are being moved, and only the Sporting Krommenie football club on the south side of the complex will remain. Due to its pleasant location, the developer has decided to develop the area for the more expensive segment. The provisional urban development plan envisages linking the planning area to the surrounding bodies of water. Buyers from right across Amsterdam are the target group.

Hembrug

HEMbrug is developing into a special part of Zaanstad between Amsterdam and the centre of Zaandam along the North Sea canal and the Zaan. Furniture makers, design companies, artists, a conference and event organisations, local brewery and liqueur distiller, a chips factory, cannery, theatre companies, copywriters etc. have set up in the historic former munitions factories. However, HEMbrug is increasingly becoming site for cultural events such as Art Zaandstad, the Liberty Weekend, HEMbrug Happening, HEMbrug Buitenbios, Light Festival, Open Monumentendag and also the Linda Festival.In addition to the beauty of its buildings, Hembrug also hides a secret forest of approx. 18 hectares (1.5 times the Amsterdam Oosterpark!). Housing can be built around this forest, as well as in and around the 50 buildings located on the site.
The starting point is a construction plan for 1000 residential premises, either houses or apartments. Some places allow for elevation accents of up to 30 metres, however this is subject to environmental guidelines. Zaanstad municipality has created a regional plan outlining possibilities for the next 20 years.

The Rijksvastgoedbedrijf will develop the site in close collaboration with the municipality and the province. The sale of HEMbrug will start at february 2017 and will be realised with a party who will continue where the Rijksvastgoedbedrijf left off and take care of the further integrated development.
