De Scheg, in Noorder Legmeerpolder, is the latest district of Amstelveen to be expanded. Its gross area is about 45 hectares, and it is located south of Westwijk between Legmeerdijk and Bovenkerkerweg. The name Scheg (skeg, part of a boat keel) comes from the shape of the region, whose southern border is formed by a Schiphol flight route (and also an aircraft noise contour) that runs diagonally through the polder.

The aim is for the area to be developed by market participants. The municipality is not pursuing any active regional zoning policy (except for a plot of 1.5 hectares bought a few years ago). There are around 12 landowners present in the area, including a consortium comprising Bouwfonds Property Development, Syntrus Achmea and Roosdom Tijhuis, which owns about 20 hectares. Grondontwikkeling Nederland also owns part of the area. There are also a few active farms, but they are prepared to stop their operations.

The area is estimated to be able to accommodate 800 to 900 homes. The starting point is that there will not be any social housing, and the houses will be aimed at people upscaling on the Amstelveen housing market. This translates into single-family homes in the mid to upper price sale and rental segments, supplemented with cheaper owner-occupier properties in the lower-price segment. There is also space for private rental property in De Scheg: this percentage is up to 23% of the total housing stock. A developer is already available to realise this number of private rental homes.

The municipality is committed to 30% of dwellings in private ownership. In addition, the properties should preferably be completed by 2020 with an EPC of 0.
The land-use plan is expected to be established in 2017, after which the area can be prepared for building.
