Perial buys Adam Smith building Amsterdam of 21,000 m²

Published on 14-01-2020
Perial Asset Management has purchased the Adam Smith building, located at Thomas R. Malthusstraat 1-3 in Amsterdam. The building consists of 21,000 m² of office space, spread over a high-rise building with 13 floors and a low-rise building with 7 floors. The building also has 250 parking places.
The building from 2002 was completely renovated in 2019, including the ground floor, which now houses a new restaurant and coffee bar managed by WeCanteen. The building has the energy label A.

Rieker Business Park
The building is located in the Rieker Business Park in Amsterdam West and offers space at Knab Bank's head office. Other tenants are TKB and Tribes. The building is located at the Rieker Business Park in Amsterdam. Companies in the vicinity are PWC, B Amsterdam, IBM and Brunel. A possible new metro line between Schiphol and the Zuidas, with a station at Rieker Business Park, could further improve the accessibility of the area.

Vacancy Amsterdam remains low
Erik Langens, executive director at Capital Markets: "This transaction reflects the great interest in office buildings in Amsterdam. Due to the limited availability of well-located, high-quality office buildings and the limited supply of new buildings, the vacancy rate of Amsterdam office buildings remains low."

The seller was advised by CBRE, Loyens & Loeff and Arcadis. Perial was advised by L’Étoile Properties, NautaDutilh and SGS Search. L'Etoile Properties helps Perial manage assets and real estate.
